Capacity and Feasibility Studies
Reed Watts have completed a number of Capacity Studies for new residential development in London and the south-east. These studies have helped developers to establish the value of potential sites prior to purchase.
In reviewing a site we look at local and national planning policy, local amenities and facilities as well as the physical and historic context. We use this to establish the volume and type of housing that we’d expect to achieve. We often look at what other developments are proposed in the area and how the architecture can be used to add value, perhaps by appealing to a market that’s not catered for by other developers.
As well as new-build schemes, we consider whether refurbishment, or partial re-build options might be more appropriate given the significance of the existing building, the need to decant residents or other factors such as the proximity to neighbours. Where appropriate, we consider how other, complementary uses can be incorporated to help the proposals knit into its surroundings – on a physical, social or economic level.
